Set The Stage For A Successful Sale: Tips For Staging A Home Open.

If you’ve ever been to a job interview you will be familiar with the phrase “first impressions are made in the first seven seconds.”

Like an interview, most home opens are over within 45 minutes.  At this time your beloved home will need to make several good first impressions on potential tenants or buyers.

It’s important to remember that not everyone views a home open the same way.  Each person who walks through will notice different features and aspects of your home..  For example, some like to look in every nook and cranny, whilst others prefer to stand back and view each living space as a whole.

Take the stage and put your best foot forward with these important tips for a successful home open.

Everyone Judges the Book by the Cover.

First impressions start at the front door.  If a buyer is serious, they may even decide to do a drive by before the home open.  For these reasons, it’s essential to put some effort into cleaning up your garden and curb space!

You can make your yard look bigger by clearing unwanted leaves and sticks as well as removing bins from the front drive.  An open, friendly porch will allure viewers to your home and prevent them from turning away before stepping inside.

No One Wants to Do an Obstacle Course Through Your Home.

If you find it difficult to move around your home, it’s a guarantee that home viewers will be feeling the same.  When preparing your home for a viewing, reach for your cleaning products and clean like you’ve never cleaned before! The payoff will be well worth it.

Making small adjustments like removing shoes and umbrellas from the entryway can make a huge difference. If you have pets, make sure their food bowls and toys are placed outside for the day. Whilst a kitchen bench covered in your favourite cookbooks and tea towel collection might be your style, it might not be the style of those looking to buy or rent your home. Instead, try decorating with tasteful indoor plants or succulents.

Some Will Look Up, Whilst Others Will Look Down.

Take a good look at your floors in the mirror. As a bare minimum, give them a good sweep and mop. Whilst you’re at it, why not do the same for your ceilings by sweeping away cobwebs and dust that collects in the corners? To remove handprints and marks on walls, use sugar soap and warm water.

If you have carpets, (especially white ones!), it’s a great idea to give them a good steam clean to complement the rest of your living space. If you’re short on time, a well-placed rug can do wonders.

You’re Not Selling a Home, You’re Selling a Lifestyle.

When selling a home to new buyers you want them to love it just as much as you have over the years.  Utilizing the features of your neighbourhood to complete your home can help seal the deal. If you live in an area with great schools and plenty of families why not put a slide or a basketball hoop in the front yard? If you are lucky enough to live by the beach or a green park, then a hammock in the backyard could be the perfect touch to help buyers to envision their potential life in your property.
